PulteGroup is preparing to break ground on nearly 300 homes in Wesley Chapel after finalizing the purchase of 136 acres along Kenton Road, south of Elam Road.
The new community, called The Enclave at King Lake, will include 299 homesites: 192 townhomes ranging from 1,451 to 1,879 square feet with one- and two-car garages, and 107 single-family homes from 1,707 to 3,162 square feet, according to the Laker/Lutz News. Planned amenities include a resort-style pool, cabana, walking trails and neighborhood parks.
The Business Observer reported the land deal on Friday, July 17. PulteGroup declined to disclose its purchase price. Pasco County records show the same parcel sold in 2022 for $17.8 million to King Lake Partners Owner LP, an entity linked to Long Key Development of Greenville, South Carolina.
Hospital campus nearby
The site sits less than a mile from the Johns Hopkins All Children's Hospital campus under construction at 29999 Boyette Road. That $300 million, five-story pediatric facility is scheduled to open in fall 2027 and is expected to create more than 300 jobs.
The hospital and the new residential community together signal a wave of activity along the eastern stretch of the SR-54 corridor, where Wesley Chapel's population growth has drawn both healthcare investment and homebuilders.
What's next
Development at The Enclave at King Lake is expected to begin in August 2026, with home sales opening in late 2027.
