Land O' Lakes renters looking for a house without a mortgage have a new option: Avilla Silver Palm, a 180-home build-to-rent neighborhood that opened Monday, Aug. 17, at 11334 Zion Narrows Trail.

Phoenix-based NexMetro Communities built the 26-acre community with mostly detached, single-level homes featuring private fenced backyards, front porches and optional garages. Floor plans come in one-, two- and three-bedroom layouts with 10-foot ceilings, wood plank-style flooring and in-unit washers and dryers. Select homes include lanais.

"The conventional apartment supply wave that pressured Pasco County in recent years is cresting, and the demand for a private, professionally managed, single-family rental experience remains as strong as ever," Jack Riddle, vice president of development for NexMetro's Tampa Division, said in a statement reported by The Laker/Lutz News.

Riddle described the target resident base as professional millennials, midlife renters in transition and baby boomers who want the feel of homeownership without buying.

The opening comes as the Tampa metro ranks eighth nationally for build-to-rent construction, with roughly 2,100 units underway as of early May, according to RealPage Market Analytics. The New Tampa/East Pasco County submarket alone had about 1,100 units in the pipeline, placing it among the top 10 BTR submarkets in the country. RealPage cited limited for-sale inventory, elevated home prices and mortgage rates above 6% as factors keeping would-be buyers in the rental market.

Avilla Silver Palm is NexMetro's third Avilla Homes community in the greater Tampa Bay region. The company opened its first local neighborhood, the 152-home Avilla Suncoast in Odessa, in January 2022. Avilla Cypress Creek in Sun City Center followed in October 2024. Together, the three communities stretch along growth corridors from Pasco County's SR-52 area south to Hillsborough County.

Amenities at the new Land O' Lakes site include a resort-style pool, outdoor lounge and barbecue areas, a dog park, walking paths, electric vehicle charging stations and on-site professional management.

NexMetro, founded in 2012, has more than 60 Avilla Homes neighborhoods completed, under construction or in development across the Sun Belt.
